С 1 ИЮЛЯ ВЫРАСТУТ СТАВКИ ПО ИПОТЕКЕ В РАМКАХ ПРОГРАММЫ PRIMA CASĂ

Ставка по кредитам, выданным в рамках государственной программы Prima Casă, увеличится с 6,9% до 9,02% с 1 июля 2025 года. Это повышение связано с плановой корректировкой базовой ставки, которую дважды в год пересчитывает Национальный банк Молдовы на основе рыночных условий.

По словам министра экономики Дойны Нистор, рост ставок — это результат действия автоматического механизма, а не политического решения. «Формула расчета основана на средней ставке по новым депозитам в леях и не зависит ни от правительства, ни от НБМ», — пояснила она, сообщает rupor.md.

Согласно последним данным, средняя ставка по депозитам выросла с 3,7% в ноябре 2024 года до 5,82% в мае, что и привело к перерасчёту условий по кредитам.

Для заемщика, оформившего ипотеку на 1 млн леев сроком на 25 лет, ежемесячный платёж вырастет примерно с 7000 до 8400 леев.

Правительство не планирует предоставлять компенсации в связи с повышением. Однако, по словам министра, рост реальных доходов на 20% в 2024 году помогает сохранить платёжеспособность семей. Кроме того, инфляционное давление постепенно снижается: с 9,1% в начале года до 7,9% на текущий момент. К ноябрю ожидается возможное снижение базовой ставки.

На сегодняшний день в рамках программы Prima Casă профинансировано более 3000 ипотек на сумму порядка 3,8 млрд леев.
